The premium of the policy is calculated by a combination of the cost of reconstrcution per m2 plus the value of the items you wish insure within the property.
It is NOT calculated by the amount of outstanding mortage you may have on your property.
When a property is rented, whether it be for holiday rentals or otherwise, it should be insured by the landlord, with a suitable level of public liability (responsibilidad civil) . The tenant or holiday maker should have their own insurance to cover their belongings.
There is no law that requires a homeowner to have insurance, however, if you have a mortage the bank will normally insisit you have insurance until the loan is repaid.
