In the event that we obtain a long term rental client (11 months or more) who wishes to rent your property we are equipped to handle all aspects of the process from arranging initial viewings to taking security deposits, checking references and issuing a comprehensive inventory of your property.
Terms and Conditions for Owners:
Our fee for the coordination of the services below is the equivalent to one months rent inc VAT. This is payable upon signing of the tenancy agreement and renewable on an annual basis, providing both tenant and owner renew the tenancy agreement.
Services Provided:
Meeting the owner or agreed representative at the property and agreeing the current market value rental for the property.
Extensively marketing the property for rental.
Accompanying all prospective tenants on viewings at the property.
Taking up references from a prospective tenant's bank and employers, as appropriate and obtaining any required guarantees.
Arranging a tenancy contract, as agreed with the owner.
Collecting from the tenant an agreed security deposit (normally one month's rent.)
Arranging for the tenant to pay the rental income directly into the owner’s account.
Issuing keys to tenant and retaining a copy in our office.
Issuing an inventory, including photos, to the tenant to avoid dispute at the end of the tenancy. This will be included in the tenancy agreement.*
Notifying the authorities of the take-over of services by the new tenant, including electricity, gas and water.
Forwarding of the tenancy agreement to both owner and tenant once signed by both parties.
Ensuring at the termination of a tenancy the property is thoroughly cleaned as necessary and the inventory checked.
Repaying the security deposit to the outgoing tenant after deductions of any necessary expenses, excluding any maintenance, which occurred during the tenancy, unless otherwise agreed.
We will remain in contact with the rental client during their tenancy. Should a problem be raised by the rental client we will resolve it as quickly as possible to avoid disruption. If the problem is deemed to be serious and charges could be incurred, then we will inform the OWNER immediately.
* Various photographs showing the condition of the property prior to the tenancy are included in the contract. Fully itemized, written inventories are also available at an additional cost.
